While they're counting ballots downstairs the Planning Board will be meeting upstairs tonight at Town Hall.  Here's the tentative agenda courtesy of Board Secretary Pam Aslinger.  Note that Mary McMahon has withdrawn her sub-division plan.  CCB

A.  Lawrence A. Burdick - L.A. Burdick Chocolate, Inc. - Site Plan Review renovations to the former R.N. Johnson building located at 47 Main Street, Walpole, NH  in the Commercial District, Map 24, Lot 38.  Purpose is to manufacture chocolate and related items in and existing commercial building.  The Zoning Board has granted a special exception for an industrial use in a commercial zone for the new operation.

B.  Mary N. McMahon - Minor 3 Lot Subdivision located on Whipple Hill Rd., Map 3 Lot 1-1. Purpose is to subdivide 176.05 acres into three lots of 92.21, 9.79 and 74.05 acres. (Withdrawn)

III.           Close Meeting/Open Public Hearings

                A.  Walpole Properties LLC. - Two buildings with several retail establishments and associated parking and driveways, located on Main St. (Rte. 12) and Upper Walpole Road (aka Dearborn Road), Commercial Zone, Map 12, Lot 56.  Purpose is to build a  70,078         Sq. ft. building, including common halls and loading areas.  Continued review by the Planning Board, no public hearing is scheduled for this meeting.

Intersting. Is the Walpole LLC proposal for a 70,078 sf single building (with a smaller 12,000 sf restaurant at the other end of lot) rather than the 68,600 sf building we all thought initially. Anyone know?

When did the building grow? I have been out of the country and now am visiting my sister and was not aware of this change. When did you discover this difference?

A Report from Wagner Engineering cleared up the confusion about building sizes in the current proposal for me. The larger building shows 4 retail spaces. The largest is 39,400 sf (supermarket?), two are 7.000 sf and the 4th. is 12,075 sf. That's a total of 65,475 sf of retail space. Then there is another 4,612 sf for the loading dock and common access corridor to the stores bringing the total building size up to that 70,087 sf. There is a second building at the south end of the parcel for 19,800 sf. That brings the total retail space to 85,275 sf. The total builiding space then becomes 89,887 sf. Anyone know if that is more than in the current North Meadow Plaza? I recall being told there would be 370 parking spaces. (I counted 366 on a site plan but may have missed 4). That would come to a ratio of 4.34 parking places per 1,000 sf of retail space. The entire parcel is about 9.3 acres. Does that help?

Now that the votes have been counted and the Planning Board meeting is over, isn't it time to come together and for both sides to compromise to obtain the best plan for everyone? Why is Berkshire balking at making an access between both areas? Having to leave on shopping area to get to the other will be very dangeous. I for one find it very hard to believe that the owners are that pig headed to veto such a plan. The Planning Board would be doing the Town and the owners justice in denying their permit until the access is agreed on. Come on Berkshire, you got your 70,000 SF building now give a little and put in the access between the two lots. William Moses
